Engineered building systemsGlobal manufacturing

Build like the billionaires.

Structural steel. Concrete. ALC. Engineered building systems — for homes, multifamily and major developments.

NOT JUST COMPETITIVE.
DISRUPTIVELY PRICED.

Global manufacturing creates construction economics that can be far below what you’d regularly pay for a building system.

We disclose projected price per sq. ft. upon request.

Speed

Engineered to move differently.

Precision manufacturing. Engineered assembly. A different pace for your single-family home.

Single-family home construction

As little as four months.

An expected construction target for suitable projects, not a guaranteed schedule. Design, U.S. engineering, approvals, manufacturing, shipping and site readiness can add time before construction begins. Your project team must confirm the scope and schedule; inspections and occupancy approval may extend completion.

Highlighted phases are where factory precision and engineered assembly have the most direct effect. Each phase is separate — a manufacturing or assembly timeline is not a total project completion promise.

Why build this way?

Your home doesn’t have to be built like a typical house.

The same structural concepts and material categories associated with major commercial and industrial construction — applied to your project.

Bolted high-strength steel beam-to-column connections

01

Structural Steel Frame

High-strength structural system with engineered load paths.

02

Concrete Foundation

Permanent foundation engineered for the specific site.

03

Concrete / ALC Wall Systems

Durable mineral-based construction with fire, thermal, and acoustic advantages appropriate to the selected system and specification.

04

High-Strength Connections

Engineered structural connections and precision manufacturing.

05

Long-Life Material Strategy

Durable structural materials intended to reduce many of the deterioration concerns associated with conventional wood construction.

06

Lower-Maintenance Material Strategy

Durable steel and mineral-based components chosen to reduce routine upkeep. Not maintenance-free — no building is.

Service life: The manufacturer states a service-life potential of up to 275 years for its structural steel and mineral-based panel materials. This is a manufacturer-stated material figure, not a guarantee for any building. Actual service life depends on engineering, materials, environment, installation, maintenance, corrosion protection and other project conditions.

Any project is possible

Don’t think prefab house. Think building system.

Single-family homes, luxury homes, apartments, multifamily, hotels, offices, retail, mixed-use, warehouses, industrial and other development projects.

How it works

A clear, proven process.

From your first conversation to construction, working with the appropriate U.S. professionals.

  1. 1

    Your Vision

Tell us what you want to build, including location, approximate size, layout, use, and style.

  2. 2

    Design & Engineering

Preliminary plans, elevations, renderings, structural design information, and project specifications are developed.

  3. 3

    U.S. Review & Approval

The appropriate U.S. licensed professionals review engineering, code, permitting, site, and jurisdiction-specific requirements.

  4. 4

    Final Quotation

Finalize the manufacturer quotation, material configuration/BOM, shipping assumptions, and local construction budget.

  5. 5

    Manufacture & Inspect

Production begins according to the manufacturer’s agreed commercial terms, with inspection/verification of completed goods where applicable.

  6. 6

    Ship & Build

Manufacturer-arranged shipping is coordinated with the U.S. project team. A U.S. contractor and trades perform local construction, with manufacturer technical support as applicable.

Our role: Modern Global Build is a manufacturer relationship and project-development coordinator. We are not acting as your project’s general contractor, architect, engineer, lender, freight broker, customs broker, or permitting authority unless separately licensed and contracted to do so.

The first three projects

We build your capability — not your dependency.

We help establish your manufacturer relationship and coordinate the process through your first three projects.

Project 1

Establish the process.

Project 2

Repeat and refine.

Project 3

Complete the transition.

After project three, you can take the wheel.

After your third successful project, you may transition to working directly with the manufacturer — without an ongoing coordination fee from us. If you want us to stay involved, we can establish a mutually agreed ongoing, fixed-fee, reduced-fee or volume-project arrangement. The manufacturer remains an independent company; this is a working relationship, not ownership or control.

Homeowners

Build something extraordinary.

For people considering a custom home who are interested in stronger, different construction materials and international manufacturing economics.

Developers & Investors

Build the system. Then scale it.

For developers considering multifamily, residential communities, hospitality, commercial, industrial, or repeat projects.

About

Global innovation. Local construction.

Modern Global Build connects U.S. homeowners, developers and investors with international manufacturing of steel-frame, concrete and ALC building systems.

We coordinate the manufacturer relationship — design, quotation, production and shipping — alongside your U.S. architects, engineers and contractors, who carry out the work required under local law.

FAQ

Straight answers.

Projected pricing is provided after an initial project review because total cost varies significantly by design, location, engineering, shipping/import costs, site conditions, finishes, utilities, permitting and local construction. A preliminary manufacturer material price is not an all-in completed construction price.
